views better location - old town vrs. pedestrian area

looking at apartments in both areas and cant make a decision. will be staying for a week at start September. any views on which is %26quot;better%26quot;??! we dont mind noise we we%26#39;ll be out late ourselves. we like to be in centre of everthing and are looking for somewhere walking distance to beach and at night to be near restaurants and bars and able to walk back to the apartment. The one looking the pedestrian area has a big balcony with sun so I think thats why I%26#39;m leaning towards it although Old Town sounds more almospheric? any views?

Both areas are atmospheric and in the middle of a huge number of restaurants and close to the beach.





the old town is essentially mediaeval or on a mediaeval footprint , the pedestrian area is later with a building peak in the later 1800s after Nice became French in 1860.

As you like to stay out late, a little warning: the pedestrianised area can be noisy very early in the morning, as the delivery drivers arrive at crack of dawn - we stayed on Rue Massena last year.





Perhaps the apartment owner can tell you if this particular appartment has double glazing, or if it is in a quieter part. Other that this, it%26#39;s a good area, easy walk to the nightlife of the Old Town, and very lively in its own right - street performers, bars, restaurants, and late night shopping in the summer.

I had the same situation like you did when deciding on which area to stay in Nice and opted for Rue Massena (Pedestrian Street). But that is just me, I like to stay in a more chilled area and the Old Town can get really really noisy - with the narrow cobbled stone streets the echo of the party-goers can be a bit overwhelming to my liking. But at times I did wish I stayed in Old Town especially after a serious night out, the 8mins walk back to my hotel can be a drag. LOL!!





I walked to Old Town every night (took me about 8-10 mins leisure walk from my hotel), bar-hopped till 3am and there were still a lot of people laughing, talking loudly out on the streets. Old Town is a serious party place with lots of good bars with live band - I loved the relaxed jazz bar called Shapko and danced away with the live band at Pompeii (they close at 5am!).





The pedestrian area on the other hand is a more relaxed place yet lively in its own way - it is a place to sit, eat drink, people watch, hang out, listening/watching the street performers. It is closer to shopping centers such as Galleries Lafayette, Monoprix, Nicetoile, H%26amp;M, Zara and the high-end boutiques.





Both areas are vibrant in a very different atmosphere. Both areas are near the beach, with tons restaurants %26amp; shopping.





Since you%26#39;re staying in an apartment, you can always stock up on fresh food at Cours Saleya (a must go, even though you don%26#39;t intend to cook).





You can hang out in the big balcony at your apartment in the pedestrian area and watch the world go by below you (i did) or you can always soak up the sun at the beach on the promenade!





Which ever area you choose, I trust you will have a blast in Nice!
